Project Overview:

HMO Realty Inc. needed funding to renovate a fixer-upper property at 81 Charles Street East in Toronto, transforming it into 16 modern housing units. The project aimed to meet affordable housing needs while maintaining a profitable business model for the client.

Our Contribution:

• CMHC Seed Funding Application: We identified the Canada Mortgage and Housing Corporation (CMHC) Seed Funding program as the best fit for this project.
• Project Proposal & Feasibility Study: We worked with HMO Realty to develop a detailed proposal and feasibility study to ensure the project met the funding requirements.
• Budget Management: Created a structured financial plan to align with the project’s goals and CMHC’s funding priorities.

Outcome:

Grantuity secured $500K in Seed Funding from CMHC, enabling HMO Realty to begin renovations and provide affordable housing solutions in Toronto. The client plans to apply for additional funding through the Affordable Housing Fund as the project progresses.
